Property Description
An attractive and well managed woodland with bothy old pump house and river frontage about 27.5 acres
Situation
The woodland is situated on the southern edge of Liss, about 0.5 miles from the A3, and about 2 miles from Petersfield.
Description
The woodland, which is in the South Downs National Park and stands on the greensand ridge with a fall to the river Rother in the west, extends in all to about 27.5 acres (11.13 ha) It is divided into 12 compartments, about half of which contain well-managed sweet chestnut coppice, on rotation. The other principal species are Scots pine, mature oak, birch and larch, supplemented by a wide diversity of other species. The central area was replanted after the great storm of the 1980s.
The woodland has frontage and excellent, gated, access from two quiet lanes, Stodham Lane and Tankerdale lane. High roadside banks provide good security. The river Rother provides an attractive, south-western boundary. There are extensive views to the west to the Hampshire Hangers.
The northern edge of the wood contains an architecturally-interesting pump house (dilapidated) and brick-built reservoir, which originally served the adjoining Stodham Park estate. Alongside, there is also an attractive, brick-built two-roomed bothy, known as Weavers. This attractive cottage, which was originally the home of the pump-house keeper but now serves as a workshop and store, could (with planning permission) be brought back into use as overnight accommodation. This contains a wood-burning stove and offers both shelter and lock-up storage.
Management And Potential
The separate blocks of sweet chestnut, which are cut on rotation, can be sold standing to provide a source of income with which to maintain the woodland. Ample supplies of firewood can also be extracted. Extensive work has been carried out to improve and maintain the numerous rides that intersperse the wood and to eliminate invasive rhododendron and laurel. There are no public rights of way, giving complete seclusion.
The woodland has been managed by the current owners for thirty years, primarily for conservation, in liaison with the South Downs National Park and the Forestry Commission. It includes, inter alia, an otter holt, bat box and high-seat viewing platform and is home to many species of animal and plant wildlife.
