Property Description

If you are looking for a future proof-home with the versatility to accommodate almost any combination of family needs, stunning oak flooring, kitchen and lounge/dining room, two bathrooms, three/four bedrooms, beautiful gardens; all this slap in the centre of Mold…. Then we really do have a NewHome4U

Come to our office for free Independent mortgage advice or just email or even ‘call': Do you like the photos? Well may be you would you like to view this home personally…..The good thing about NewHome4U is, we open 7 days a week and we’re physically in the office 4U just so that you can, ‘’like no other estate agent in Mold’

Positioned in a small cul-de-sac adjacent to, but hidden from, the Tesco car park this home could not be more convenient. I suppose you could always put a caravan on the car park itself but with luxury like this so near, why would you? Its location, coupled with the sheer flexibility of the accommodation and standard of the design and fittings of this lovely home really do set it apart from the normal. From the outside it appears typical of its type and thus fairly unremarkable but surprises await…

We approach this semi detached dormer style home up a broad open driveway offering parking for several vehicles, with even more space alongside the building accessed through the twin gates and leading to the enclosed rear garden. To one side of the drive is an easily maintained front lawn with small flower beds surrounding.

The wooden built semi glazed front door with its matching side panel allows us into the broad hallway where the first thing we notice is the fabulous real oak laminate floor which continues throughout the entire ground floor adding a real sense of class and, being so easy to clean and maintain, providing a practicality anyone can appreciate.

To our left is what is currently used as a second sitting room. Facing the front of the home, this is kept light and airy via the large picture window overlooking the garden and should the needs of your family require it, is large enough to serve as a luxuriously sized double bedroom.

Moving towards the rear of the home, passing the under-stair storage we come to the lounge and it is here where this home begins to show how wrong our initial impressions were. This is a large open room, taking its daylight from the kitchen area to the right and the dining area to the rear, with its big French doors, side window and velux roof lights. Artificial lighting is provided by LED spots set into the ceiling which produce a spread of light the evenness of which rivals that of daylight. The centrepiece of this lovely room is the large chimney breast with its oak mantelpiece and working log burner beneath. Such is the efficiency of this stove, that unless the weather is really severe, the ground floor is kept toastie warm without resorting to the gas powered central heating.

Stepping through the archway into the dining area, we find a high vaulted ceiling giving an almost dining hall feel. This is kept delightfully bright by the previously mentioned velux roof lights, further LED spots, a large side window and the French doors to the garden. So it is bright and comfortable but is it big enough to be a proper dining room? The answer is a resounding yes. It houses not only a full six seat table, but two armchairs and a sideboard and doing so comfortably, making this yet another multi-purpose room. It is this ability to offer so many permutations of rooms and spaces that make this home so unusual and so attractive.

Lying at right angles to the lounge and divided from it by a bank of work tops and units, is the kitchen. This provides a ‘U’ shaped working area, attractively fitted out in fashionable shades of grey (thankfully fewer than 50…) it features a built in dishwasher and against the rear wall, a very clever arrangement of storage cupboards which also contains the integrated fridge/freezer. What’s so clever about that? Well opening the doors reveals that these are deeper than should be possible considering how far into the room they protrude. The secret is in the way the unit is actually sunk into the wall, cleverly utilising the thickness to the dividing wall. Simple, but brilliant.

At the rear of the kitchen, a small alcove leads through to the space originally taken by the integral garage but now put to far better use. Here, and facing the front of the home, is another bedroom although once again the home’s versatility becomes apparent as it is currently used as a spacious and comfortable office though it would fulfil many other uses.

Adjacent to here and facing the side of the home is the downstairs shower room. Fully tiled throughout and providing a hand basin, lavatory and corner mounted shower cubicle with its electric shower this, should the adjacent ‘office’ find use as a bedroom, provide almost en-suite facilities.

To the side of the kitchen, the ‘back’ door opens onto the drive, from where we access the rear garden. This offers a large patio with space for a dining set beside the French doors, encouraging al fresco dining and providing a delightful venue to sit and relax with friends. And with a home like this you’ll be amazed how many friends you suddenly have…. The lawn plays host to several raised beds to take the backache out of gardening and in the far corner sits a ‘water wall’ style water feature producing a relaxing sound track to sooth the troubled breast. There is also a large brick built shed, insulated and dry, providing for the storage space lost to the lack of a garage.

Returning indoors and up the stairs we find on our right, another bedroom. With its big dormer window overlooking the cul-de-sac this is a very comfortable double room, providing ample space for all the free standing furniture you could need and access to the attic storage.

Adjacent to here towards the rear of the home, is the family bathroom. This is beautifully appointed, as we have come to expect here, with a ceramic tiled floor and tiled walls surrounding the bath area. The ceiling slopes, cottage style, following the line of the dormer roof and features a big velux window making it very light. The suite comprises a pedestal hand basin, lavatory and ‘L’ shaped bath with a mains shower over and protected by a glass partition screen.

A huge linen cupboard lies between here and the master bedroom and for once, this is a master worthy of the name. While again featuring the shaped roof necessitated by the dormer design of the home, this remains a big room, easily swallowing various substantial pieces of free standing furniture while still leaving the massive king sized bed looking almost lost in the middle. The rear wall of the room is completely taken up with a huge fitted wardrobe and as if that were not enough, further small doors in the back of the wardrobe allow access to more storage in the eaves.

All in all this is a home that takes you completely by surprise. It initially looks like what you would expect from its immediate surroundings but opening the front door takes you straight into Narnia.
The clever and tasteful extension to the rear, coupled with the addition of the extra bedroom/office/den/teenagers hideaway/granny’s room with en-suite/whatever you want really underline the thought that has been put into it. Virtually whatever you need, it will provide and as a family home, its position could scarcely be bettered. It is as close to the centre of Mold as it is possible to be, with shops, schools and all the facilities on the doorstep and the sheer quality of the work undertaken make this one of those homes that do not come along too often.
