If you are looking for a solid three bedroom semi detached home in an appealing village location needing a bit of tlc to bring it up to scratch, with economical solid fuel central heating, good sized bedrooms and an enclosed private garden with conservatory… then we really do have a NewHome4U

Come to our office for free Independent mortgage advice open 7 days a week or just email or even ‘call': Do you like the photos? Well may be you would you like to view this home personally because, one of the best things about NewHome4U is, we open 7 days a week and we’re physically in the office 4U just so that you can view, ‘’like no other estate agent in Mold’

Situated in the ever popular Caergwrle, this semi detached home occupying its corner plot within sight of the village centre represents an excellent opportunity for a first time buyer to find somewhere affordable that has real potential. The delightful enclosed garden to the side of the home offers a haven of peace behind its manicured hedges and somewhere to hide away from the cares of the world; exactly what we all want from our home.

Stepping through the gateway in the front hedge, we find a path leading to the front door while, to our right is a paved front garden surrounding by flowering borders. Sadly the home has no formal parking area but, should this be something important to you, simply removing the front hedge would give all the space you could need. To our left and to the side of the home is a large triangular lawn surrounded by further hedges, providing an area not overlooked in any way and an ideal playground for youngsters.

Entering the home via the solid wood front door with its decorative glass panel we come into a small laminate floored entrance hall with the stairs rising in front of us. To the right is a door into the lounge featuring a continuation of the laminate floor which is both stylish and easily maintained. The room is kept very light by the large bay window to the front and from where our eye is drawn to the chimney breast and what initially appears to be a large log burning stove. In fact this turns out to be the solid fuel fire powering the central heating. As a heat source this type of system has fallen out of favour during recent years for reasons I fail to understand. People will go to enormous expense to fit real log burners to supplement other forms of heating, but why bother with both?
This produces all the heat and attractive appearance you could need while remaining economical to run, burning at most £60 pm in coal during the coldest part of the winter and being more attractive to watch than many TV programs.

There is a door to the side of the room where you expect to find the under-stair store cupboard. And indeed you do but, there is also another door at the back of the cupboard which springs a surprise by opening into a delightful conservatory overlooking the garden. This also features a large set of French doors opening onto a flagged patio area and making for a very civilised place to relax with a drink or three at the end of a long day. There is also a radiator, part of the central heating system which ensures being able to use this room during the winter months, something you cannot say about many conservatories.

The other door to the rear of the lounge allows access into the kitchen. This is a good sized room, allowing for a dining table worthy of the name to sit towards one end, while not encroaching into the ‘U’ shaped working area. Beneath the worktops sit a washing machine and fridge, along with an electric oven with hob above. The units themselves are, if I am honest, getting a bit tired and would perhaps benefit from a bit of a makeover but having said that, changing things about is something we all do when moving into a new home so it is of little matter.

A further door at one end of the room reveals the bathroom. This is somewhere where again, I must be honest and say that it would benefit from some attention. That it not to say it does not work, but it does not have the modern look that people chase after today. If however, finances are tight and this is your first home, then it would remain perfectly adequate until your personal circumstances improved.

The back door opens into a hand built lean-to room, offering a sort of porch to keep wet boots and coats out of the kitchen, while also providing a shelter for dogs during the working day. Beyond here is a small triangular yard containing a brick outhouse and wooden storage shed.
Moving upstairs we find a small square landing from where, to our left is the smallest of the bedrooms. It is now that the advantage gained by leaving the bathroom downstairs becomes obvious. Not having to sacrifice any space to accommodate it means that the bedrooms are far bigger than usual in a home of this type and even this, the smallest would take a double bed.
Adjacent to here lies the other rear facing room. Slightly larger and currently housing a large double bed this is a practical and cosy place to rest your head and features a large airing cupboard in one corner.

Finally, at the front of the home we find the main bedroom. This, running across the full width of the house and featuring two windows overlooking the road, is a big room. Its current configuration allows for a double bed, bedside tables, a dressing room and two large free standing wardrobes. So as you see, space is available in spades.

All in all this is a perfect home for a first time buyer or for a small (but growing) family who find themselves needing a bit more space. Although fundamentally sound it could benefit from a little tlc, of the type usually associated with the small changes and improvements everyone makes when moving into a new home. The solid fuel central heating, while a little unusual today was only fitted a few years ago and is such a simple system that it will continue to give service for many years. But what sets this home apart is the imaginative positioning of the side mounted conservatory. Overlooking the lawn and surrounded by substantial hedges this offers the peace and privacy that we all look for when we come home and this is what this is. More than simply a house, it is a home.
