Entering the front door, I was immediately struck by two things; the width of the hallway and the oak flooring. Or I thought it was oak until the vendor explained that it was in fact laminate, though I defy anyone to spot the difference, such is the sheer quality.

To our left through a half glazed door we find the lounge. With a huge picture window, this is a very light and pleasant place to be and a continuation of the hall flooring adds to the luxurious feel. A feature raw brick fireplace and surround draw attention to the very convincing living flame effect ‘log burner’ and makes an already cosy room even more welcoming.

Down the hall we come into the kitchen and this is a revelation. Ceramic tiles cover the floor with fitted units and accompanying cupboards down either side. The right side contains a big range gas cooker with extractor hood over while a Belfast style sink adds class. The units to the other side of the room provide all the storage you could need, while looking very attractive with their glass fronted display cabinets. An integrated fridge and freezer occupy two of the lower units.

An arch leads us into an extension to the rear of the home and contains firstly, the dining room. This is a comfortably large room, easily accepting a full sized 6 seat dining table and all the accompanying furniture. The wooden furniture in here is beautifully complimented by the continuation of the wood floors from the hall and lounge. It is kept very light by a set of sliding patio doors to the rear of the room, opening into the rear garden.

To the left is a door leading into the downstairs bedroom. This is a comfy double room where the wood floors also continue, while to the left is another door leading into the en-suite wet room. This is a large room and has been adapted for use by a disabled occupant, featuring a folding barrier surrounding the shower area, along with the expected hand basin and lavatory.

Stepping through the patio doors of the dining room we find ourselves, as the name suggests, on a patio. The majority of the rear garden is given over to a raised decking area, ideal for those long summer evenings with the bbq smells rising into the air as the neighbours begin to salivate….. To one side is another raised area with its lockable metal walled shed and access to the covered utility room to the rear of the garage. This contains all the laundry equipment, washer, drier and several freezers along with another sink unit. The space moves into the rear of the garage, adding to the already generous storage.

Moving back indoors and upstairs onto the broad landing we find to the rear of the home, the small bedroom. Small it may be, but it is larger than most of its type and makes a perfectly adequate single room. Adjacent to here is the second bedroom, with its laminate flooring and large window overlooking the rear garden. This is a very comfortable double room, with easily enough space for free standing wardrobes, vanity units, indeed everything you could want.

Also with laminate flooring, the master bedroom is noticeably bigger and makes even more of itself by the use of fitted wardrobes and cupboards surrounding the bed space. It could almost feel crowded were it not for the huge picture window bringing in immense amounts of light.

Finally and also to the front of the home, is the bathroom. This also has an unusually large window making grooming a pleasure, with none of the normally associated struggles with electric light reflecting into mirrors. A cupboard houses the Bosch combi central heating boiler and the suite comprises a hand basin, lavatory and bath with mains power shower over.
