‘Three bedroom semi-detached house.’ says the advertisement. It is the typical home. There are probably more homes in Britain fitting that description than any other but, sometimes one comes along that feels just that little bit different. Something in the attitude or taste of the previous owner that makes you start to envisage what you could do in order to make it truly yours. This might just be that home.

Sitting at the far end of a quiet cul-de-sac, (aren’t all cul-de-sacs quiet….After all, traffic can never be a problem in one!) this home is well positioned for commuting via the nearby major road network or, for more local needs, sits within walking distance of the town centre.

We enter the home through the white PVC door, with its attractive glazed panel and decorative leaded motif. The hall has high quality wood laminate flooring that takes us past the stairs and through a glazed wooden door into the galley style kitchen.

There are those with whom this type of kitchen fails to find favour but here, a great deal of thought and planning has been invested into making it work. And work it certainly does, managing to provide a pleasant environment to witness your culinary skills and most importantly, to neatly house all the necessary appliances upon which we all depend. The fridge, freezer, washing machine and dishwasher are all conveniently positioned beneath extensive work tops and then to top it of, numerous overhead units providing all the storage you could need. Also found in the kitchen, is the wall mounted gas combi central heating boiler. Installed new in 2013, this has many years of useful life before ever becoming a consideration to any purchaser. This is always something to bear in mind, as replacements run into several thousands of pounds.

A side facing back door leads out onto a pathway running around the home from, at one end, the rear of the garage to a cosy seating area at the other, a place for relaxing with a quiet drink at the end of a long day…or during the warmer months, it’s ideal for eating from the bbq in the enclosed and entirely private garden. The garden has, like that to the front of the home, been laid with more than a nod to ease of maintenance, comprising a simple lawn with a narrow paved path running round the perimeter, bordered by evergreen shrubs.

Moving back indoors we come into the lounge / dining room. This big room, running the full depth of the home is notionally divided into two by an archway that delineates the different sections very successfully. The lounge section has a large picture window looking out over the front garden and a very attractive electric living flame effect fire providing the focal point of the room and making it feel warm even without the heating. It is also worth mentioning at this point that all the windows throughout the house were replaced about 4 years ago and, being double glazed PVC units will require no attention for years to come. Thus leaving more money and scope for anything you may want to do to individualise the home….

The dining room is of a very comfortable size and easily capable of housing a full sized dining table along with other substantial pieces of furniture. This is something of a novelty, as there are many so called ‘dining rooms’ where dining is possible, but would be more practical in a standing position and preferably from a nose-bag. You’d like to sit down? Well perhaps if we take turns…. Towards the rear of the room, a set of sliding patio doors allow access to a small conservatory where a further set of French doors lead out to the patio dining area.

Climbing the stairs and moving to the front of the home we find the smallest bedroom. Generally, in homes of this type this is little more than a box room in all honesty but here as the pictures show, a very comfortable bedroom is entirely possible.

Adjacent to here is the other front facing bedroom. This is an unexpectedly large room, easily accommodating a king sized bed, along with twin bedside tables and an enormous free standing wardrobe. All of this, and still there is a good amount of floor space unaccounted for. The whole room is kept pleasantly light and airy by the large picture window, with views over to the nearby hills.

To the rear of the home, is the remaining bedroom. This is of a similar size and has in one corner a large cupboard for linen storage. I presume that at one time this housed the hot water tank but since the fitting of the combi boiler has been re-allotted a different purpose, and very useful it is too.

Finally we come to the family bathroom. This is attractively tiled from floor to ceiling and while the tiles will be a matter of taste, they do what it says on the tin. (That is not copyright is it?) The floor is covered in a very practical and easily maintained vinyl covering and the suite comprises of a pedestal hand basin, lavatory and a bath with an electric shower over, with a glass shower screen.
