You're enviably located in the Lloyd Park conservation area on the borders of leafy Lloyd Park and just a fourteen minute stroll to the comprehensive transport links of Walthamstow Central.

Not only that, there's opportunity for further development - the loft is so far unconverted, adding to the property's considerable investment potential (subject to the usual planning permissions).

If you lived here...

You'll be welcoming friends and family into your glorious dual aspect, open plan 220 square foot double reception with light timber floorboards running the length of the room, elegant tortilla walls, an exquisite bronze hearth and leafy views on both sides; a perfect place for hosting. Through to the lengthy 170 square foot kitchen/diner and you have another covetable dual aspect space with slate flooring, a charming cream suite and handsome timber worktops. Your dining area enjoys a constellation of recessed spot lighting and opens up beautifully to the garden via bi-folding patio doors.

And what a garden it is! Coming in at a generous forty feet it's a gorgeous mix of raised decking area, pots, lush lawn, thriving raised beds and a canopy of foliage; a tranquil retreat from city life. Back inside, head upstairs and you'll find the first of three spacious bedrooms - your 170 square foot master bedroom filled with natural light courtesy of a trio of windows with plush carpet underfoot. Next door you're greeted by Paris green walls complementing the green vista while to the rear is bedroom number three – a peaceful 120 square foot double enjoying warm taupe walls and more glorious garden views. Lastly, your bathroom is a contemporary space with a dedicated shower cubicle decked out in gleaming metro tiles, a white suite and heated towel rail.

All this and Lloyd Park - one of our borough's genuine treasures - is right on your doorstep. Its open green spaces and landscaped gardens are perfect for morning jogs and evening strolls, as well as playing host to a wide variety of sports clubs and classes, plus cafes and courts. Walthamstow's bustling main thoroughfare of Hoe Street is less than a half mile away and home to a vast array of establishments including Bloom of the Block, Ten Days of Vintage, Clapton Craft, Cove E17 and Cafe Delice. Also be sure to check out our ever-expanding venue Mirth, Marvel & Maude, a former cinema.

Word from the owenr...

"Since we moved here in 2007 we’ve seen a lot of changes to the area. Lots of independent pubs, restaurants, cafés and shops have opened up around Hoe Street and Forest Road, and Lloyd Park got a major facelift a few years ago thanks to the Heritage Lottery Fund, and we love walking our dog there every day. But what we’ve appreciated most about living here is the community – Badlis Road is a really friendly place and we know a lot of our neighbours (even more since we got a dog).

We’ve done a lot of work to the house in the last 12 years, and the room we love the most is the kitchen, with its bi-fold doors leading out onto the decking and the garden beyond. In the summer it’s lovely to sit with the doors wide open and sip a glass of something chilled to cool down, and in the winter the underfloor heating means you can watch the rain and snow from a snug vantage point.

We’re sure that the next owners will enjoy this house and the area as much as we have."
