Property Description

Stunning five bedroom, four reception room, Georgian townhouse with impressive open plan kitchen/diner ideally located under 0.5 mile from the heart of Georgian Bath. There is a separate apartment with studio and shower room and a pretty courtyard garden. The whole house has been stylishly refurbished and was built circa 1799 according to the designs of the renowned John Pinch the elder.

The vendors say: “We absolutely adore living in Northampton Street and we will be very sad to leave. One of the things we love most about our home is how spacious it is. In particular, the huge kitchen. We have two of almost every appliance (two dishwashers, two freezers, two ovens etc) and a huge entertaining space making dinner parties a regular thing for us. The adjoining coffee area means you can have your guests or your children with you when cooking but not under your feet.”

“The beautiful, light ground floor lets us read the papers whilst our children play in our view at the other end of the ground floor area or out in the garden which is visible from where we sit. We have designed this area, so it is also perfect for friends and family popping around for coffee. The first floor gives another lounge which we use as our family lounge and having the luxury of two living room floors, we can keep one exclusive to our family.”

“In 2017, we added an extension with a separate self-contained flat which has its own access which we currently use as a fantastic home office but was also designed for an au pair/nanny so they can live separately to the main house. We have five bathrooms/toilets so there is one on every floor of the house, more than enough for any family, which makes getting everyone ready each day fast and easy.”

“Our two elder children love the top floor as it is their own space, and they have large common areas of space as well as bedrooms and a bathroom.”

“We have super-fast broadband connected in every room in the house and the previous owner installed amazing heating so it is always cosy and warm (many Bath houses can be cold or damp but ours never is).”

“We have had some wonderful family times in this house. The fact that it is only about five minutes’ walk to the Royal Crescent, Victoria Park and the Approach Golf Course makes it easy to be out and about and of course, walking into town with all the bars and restaurants is also very easy. Good state and private schools are nearby, with St Andrew’s School, recently rated ‘Good’ just at the end of the road. St Stephen’s state school also rated ‘Good’ is 0.7 miles away, as is the Royal High School and King Edward’s School is 1.3 miles away. Our nearest pubs are the Chequers in Rivers Street and the Marlborough Tavern, both serving wonderful food. Yet, our road, being off a main road, is lovely and quiet despite being so central. It is a wonderful street with amazing neighbours who we often have around to dinner. Every September there is a street party where we all gather together and every Christmas, we again meet up for drinks. Most of the children in the street know each other – it is well known for being one of the friendliest roads to live on in Bath, and we will really miss living here.”
